The hard part is not the work. It is finding the hours to do it in

Heating, cooling and ventilation renewal for buildings that stay open — plus straightforward house work across Augusta. Everything here is organised by when it happens, because in an occupied building that is the constraint that decides everything else.

The year

When things actually need doing

Not a maintenance package. This is the calendar a building in this climate genuinely runs on, and the reason a job booked in March costs less trouble than the same job in July.

Feb–Mar
Cooling, before you need it

Coils, charge, condensate and controls checked while nobody is depending on them. A fault found in March is a booked visit; the same fault in July is an emergency with a queue in front of it.

Apr–May
The best window for renewal

Mild enough that a building can be without heating or cooling for a night, and before the season loads up. Most of the plant replacement we do in occupied buildings happens in these two months or in October.

Jun–Sep
Keep it running

Repairs, not projects. We will still survey and quote through the summer, but anything that takes a building off cooling waits unless there is a genuine reason not to.

Sep–Oct
Heating, before you need it

Combustion, safeties, heat exchangers and flues on gas plant; reversing valves, defrost and back-up heat staging on heat pumps. The second good window for renewal.

Nov–Jan
The quiet months

Mild winters here mean heating plant is rarely stretched. A good time for controls work, documentation, and the surveys that decide what gets done in April.

The week

Two kinds of work, two kinds of hours

Buildings

Shops, restaurants, professional suites, clinics, small offices and light industrial. Planned maintenance with a record per unit, rooftop plant, economisers, extract and make-up air, and phased renewal that fits inside the hours you can actually give us.

  • Survey first, written scope second, nothing ordered before both
  • Phases sized so the building is conditioned again before it opens
  • A record per unit, not a tick against the site
  • Out-of-hours work agreed at survey, not improvised on the night

Homes

Houses across Augusta, Martinez, Evans and Hephzibah. Breakdowns, heat pump and furnace replacement, ducts, airflow and condensate. The same method, at a different scale, in ordinary working hours.

  • Airflow and static pressure measured, not assumed
  • A load calculation before any replacement
  • Duct leakage found before capacity is added
  • Commissioning numbers written down and left with you
The day

Paint in when your building is occupied

Seven days by twenty-four hours. Fill in the hours somebody is actually in the building, and it works out the longest continuous window you have for planned work, how many hours a week the plant genuinely needs to run, and whether a schedule is worth setting at all.

It is the first question we ask on a commercial survey and it is the one nobody has ever written down. It produces no price and asks for nothing.

Questions

Common questions

Can you replace plant without closing the building?

Usually, and that is most of what we do. The work is broken into pieces that each fit inside the hours you can spare, and every phase ends with the building conditioned. Where a piece will not fit, temporary heating or cooling goes into the written scope and into the price rather than being improvised.

What is the first thing you ask a commercial customer?

Which hours the building is actually occupied. It decides what a renewal costs more than almost anything else, and almost nobody has it written down. There is a grid on this site that works it out, including the longest continuous window you have for planned work.

When is the best time of year for this work?

April to May, or late September to October. Mild enough that a building can be off heating or cooling for a night, and outside the months when everything is loaded. We will still survey and quote in July; we will just be honest about what should wait.

Why are there no prices on the site?

Because a rooftop unit replacement can differ by a multiple depending on access, curb, crane time, electrical supply, controls and, above all, the hours available. The survey is quoted as a fixed number before we come out, and that is the only figure we will give without seeing the plant.

Do you work on houses as well?

Yes, in ordinary working hours and with the same method: static pressure measured, ducts inspected, a load calculation before any replacement, and commissioning numbers written down and left with you.

Which areas do you cover?

Augusta, Martinez, Evans, Grovetown, Hephzibah, North Augusta and Aiken.
